Le Carré Productif: Redeveloping Lezennes and Hellemmes' Former Castorama Site into an Economic Hub

The Métropole Européenne de Lille (MEL) is spearheading a significant redevelopment project to transform the disused Castorama site located between Lezennes and Hellemmes into an innovative business and economic hub named 'Le Carré Productif'. This initiative addresses local concerns about the site's frequent squatting and underutilization while promoting sustainable urban regeneration.

Covering 33,000 m² across three plots, the project plans to include modular workshops for small and medium-sized enterprises (TPE-PME), offices aimed at fostering training and innovation, local services, and shared parking facilities. MEL aims to support productive economy, keep economic activities within urban areas, and reduce commuting, contributing to a lower carbon footprint.

The consortium comprising AVENTIM-NOVELIGE (VINCI) and ENERGO has been selected as the potential partner for this redevelopment, pending validation from the metropolitan council scheduled for December 19, 2025. ENERGO, a company focusing on energy decarbonization, will be the project's first confirmed user, underscoring the environmental commitment of the initiative.

This transformation not only revitalizes a neglected space but also aligns with the metropolitan area's broader strategy to foster sustainable economic growth within city limits. By integrating production spaces, offices, and community services, Le Carré Productif aspires to become a dynamic hub fostering innovation and productivity.
